We want your stay to be memorable. We hope that you settle in, relax, and feel at home. Please find enclosed some helpful information for getting the most enjoyment out of your vacation. Important house information is listed below and we would very much appreciate it if you would read through the entire manual
NON-SMOKING PROPERTY
This is a non-smoking property. Please NO SMOKING in or near the house.
Once you have paid the deposit you will have access to this manual, if you send a us an email with your anticipated number of guests and your preferred bed configuration we will do our best to accommodate your request if we have enough lead time time
Please Note there is no phone in the house In the event of any emergencies, please call 911 for FIRE, POLICE or AMBULANCE from you cell phone, you can also use the panic feature on the security system control panel in the mud room and that will communicate with the monitoring station. Manual is in the guest resources folder
FIRE EXTINGUISHER Can be found in the Mudroom
SWIM at your own RISK: Under NO circumstances should you swim if the river is running fast and there has been a recent rain storm. Children shoud never be allowed on the beach unsupervised.

Please leave your outdoor footwear in the mudroom, or outside on porch. The stairs may be slippery, so be careful please. Ski boots can be left downstairs on the green entry rug, please leave skis and poles outside.
Charcoal for the grill is in the bucket attached to the grill the tools are in the mudroom on the stainless shelving
Appliances
Instruction manuals for appliances are in a folder for your use. and can be found under Guest resources
Hood
Please always turn on the exhaust hood when using the gas cooktop to remove smoke and vapors and to prevent setting off the Fire Alarm System.Warning range knobs get hot when the oven is on. All knobs may reach 123F when oven is in use please handle with care.
OVEN
This oven is very powerful. To avoid burns, please use oven mitts when manipulation oven racks and be careful not to touch the oven door when in use.
For better Broil efficiency pre-heat to MAX for 8 Minutes and turn the knob to broil until you see the flame and wait 3 to 4 seconds before releasing.
The dining table surface is susceptible to heat damage. Please use trivets for protection under hot tableware. and use the placemats when setting the table. The main dining table has extra leaves, ideally Eric was notified before arrival of how many guests are in your group. If you need or want the table to be larger please reach out to him.
Please use the exhaust fans whenever you take a shower. They are timed and will switch off automatically. You may not hear it running but if the green light is on, it's working- Please do not dispose of anything other that toilet paper in the toilets. Small disposable bags are supplied for the disposal of sanitary items discreetly.
Please let us know as soon as possible if something is broken or you have spilled anthing that might stain. The instructions for how to best clean up stains on the white wool carpet are included in the guest resources
Board games, jigsaw puzzles, and playing cards are on the shelfs in the downstairs media/playroom. Please let us know if you find a puzzle piece missing or game pieces are missing so we can address it for the next guest.

Staples that you will find in the house: Salt, Pepper, Sugar, coffee filters, paper towels, paper napkins, printer ink and paper, toilet paper, cleaning supplies, laundry supplies, dish soap, basic toiletries, fire wood ,charcoal for the grill, garbage bags. You are welcome to use any perishable food items that may be there such as oils, spices etc. In the kitchen drawer on the right of the fridge and in the side table drawer in the living room you will find cloth napkins, if you would prefer them to paper please feel free, thay are clean, though you may find stains.
We provide firewood and starters. DO NOT PLACE ANYTHING OTHER THAN FIREWOOD IN THE FIREPLACE AND PLEASE ALWAYS KEEP THE SCREEN IN FRONT OF THE FIREPLACE CLOSED. DO NOT BURN KAGING FIRES OR FIRES THAT PRODUCE EXCESSIVE HEAT. DO NOT LEAVE THE FIRE UNATTENDED You will be held responsible for any damage that occurs from neglect. Please crack open a window in the living room to allow enough air flow when the fireplace is burning. If the kitchen hood exhaust is running please close the pocket door between the living room and the kitchen and make sure that a kitchen window is open so that the stove hood does not draw from the fireplace chimney.
There is LED strip cove lighting in the living room and the dining room. The switches are labeled please note that there is a 20 second delay before they light up after you hit the switch.
Storage Closets and the Mechanical room are off limits to guest. BUT because we trust you and want you to be able to access theses spaces in an emergency they are not locked. EXTRA SHEETS AND TOWELS : Do not take extra linens or towels from the linen closets marked "No Guest access"please reach out to either Eric Wells or the owner if you need anything. We will do our best to accommodate your request.
There are two separate heating systems and the fans.
Radiant floor heat: The radiant floor heating system is controlled by the SENSI thermostats. As this system has a slow reaction time it has been set on 68 ° F in the common rooms and bedrooms and 72°in the bathrooms and the thermostats are locked. If you want the house cooler in the winter please let us know and we will lower the heat.
Mini Split: All bedrooms, the kitchen and the upstairs living room have electric cooling and heating units. Please note that all the units must be set to either heat or cool/dry. The system will not operate if some units are set to heat and some to cool/dry. Theses units are controlled by the wall panels and remotes that say Fujitsu./ AIRSTATGE The dry cycle works like a low impact A/C and in most cases is more than sufficient to cool the house. If the house feels too humid set all units to 74° and DRY and you will find that the building will be quite comfortable. If a bedroom seems too chilly feel free to use these units to heat .
Please, no perfumes, no dryer sheets, no fabric softener, the washing machine does better if it it loaded with like items, it doesn’t do well with very small loads .
Pick up after dog outdoors. Please keep dogs off furniture and beds
Dog must be indoors when the postman comes. Dogs must be leashed when outside.
Dogs must not left unattended in the house unless the dog has been crate trained and you have your own crate. Please do not wash your dogs indoors
Please wipe their paws to remove mud.
Please take out the trash before you leave. Trash and recycling go in the large cans on the road side of the "Barn" as you enter. The recycling rules are located in the Guest resources page and in the manual in the house.

Check out before 10:00 AM - Prior to your departure, please tidy up the property by doing the following: - Remove all perishable items that you brought- Take out the trash and place it in the cans on the road side of the barn, please refer to the recycling manual under guest resources. - Load and start the dishwasher - Leave slept-in beds unmade - Place all used towels hung up and unfolded - Please be sure to promptly clean up and dispose of all pet waste - Log out of streaming account on TV -Turn off all lights, electronics, and appliances - Close and lock all windows and doors - Additional fees will be imposed if the property is found in an unsatisfactory condition, so please return it to the condition in which you found it
The barn is not part of the short term rental. There are year round residents, please be respectful of their privacy and keep in mind that sound travels in the woods. Do not park any vehicles around the building.
