We would like your stay to be comfortable. We hope that you settle in, relax, and feel at home. Below you will find some helpful information for you to get the most enjoyment out of your stay. Important house information is followed by some recommendations for local restaurants and activities
Once you have paid the deposit you will have access to this manual, if you send a us an email with your anticipated number of guests and your preferred bed configuration we will do our best to accommodate your request if we have enough lead time to notify our housekeeping team.

NON-SMOKING PROPERTY
This is a non-smoking property. Please NO SMOKING in the house or on the porches. Thank you.
In the event of any emergencies, please call 911 for FIRE, POLICE or AMBULANCE from you cell phone. You can also use the panic feature on the security system control panel in the mud room that will communicate with the monitoring station. The manual is in the guest resources folder online. www.hullsfallsroad.com
FIRE EXTINGUISHER and FIRST AID KIT
A fire extinguisher and first aid kit can be found in the mudroom. Extra first aid supplies are in the medicine cabinet in the bathroom at the bottom of the stairs.

Please leave your outdoor footwear in the mudroom or outside. Floors are very smooth and the stairs can be slippery, be careful please. Ski boots can be left downstairs on the grey entry rug, please leave skis and poles outside.
There are two kitchens. Please try to keep pots, pans, glasses, plates and utensils in the kitchen in which you find them. The induction cooktop downstairs requires the appropriate cookware found in the downstairs kitchen.
Please hand wash kitchen/steak knives. (the dishwasher will damage them)
Please hand wash all pots and pans. (not all pots and pans are dishwasher safe)
You should find basic spices, salt and pepper in the kitchen. There may also be a selection of other food stuffs. Please feel free to eat/use any food/cooking oils etc. that you find in the kitchens. If you finish any item or run out of consumables (saran wrap, aluminum foil, soaps etc.) we would very much appreciate it if you could write the item on the blackboard so we can restock it for the next guest.
Dishtowels and napkins There are cloth napkins in the drawer to the right of the fridge and in the drawer in the side table under the cow photo in the living room, they are clean although you might occasionally find one that is stained.
Appliances Some instruction manuals for appliances are online at the house web site: www.hullsfallsroad.com. Other manuals are in the laundry room shelf or in the drawer next to the induction cooktop.
Hood Please always open a window in the kitchen and turn on the exhaust hood when cooking to remove smoke and vapors and to prevent setting off the Fire Alarm System. WARNING: If you have the fireplace lit at the same time please close the pocket door between the main kitchen and living room and open a window in the kitchen.
Gas Range Warning Range knobs get hot when the oven is on. All knobs may reach 123F when oven is in use - please handle with care.
Please use trivets under hot tableware. They are in the drawer to the left of the stove. They are black honeycomb silicone. Please use the placemats under the plates.
Cove lighting The switches for the cove lighting in the living room and dining room have a 30 second delay/lag from when you turn them on to when the light goes on. Please be patient.
Toilets All toilets are high efficiency water saving models. Please place ONLY toilet paper in the toilet. Small sanitary bags are stored in the medicine cabinets for discreet disposal of any other waste.
Exhaust Fans Please use the exhaust fans whenever you take a shower. They are timed and will switch off automatically.
Towels Each guest is supplied with a white towel and washcloth. You will find additional Striped Beach Towels in the laundry room if you need them. Please do not take extra linens or towels from the linen closets.
Please let us know as soon as possible if something is broken or you have spilled anything that might stain. The instructions for how to best clean up stains are included at the end of this manual
Spills on Wool carpets, There is a “wool clean carpet spot removal kit” in the laundry room please clean spills ASAP and follow instructions on the box.
Please no fires outside.
Do not park on the lawn.
SWIM at your own RISK: Under NO circumstances should you swim if the river is running fast and there has been a recent rain storm. Children should never be allowed on the beach or by the river unsupervised. In the winter the river may look frozen, but the ice is not safe and you should never venture out on it. Please also be aware that dogs may not realize the ice is thin and are also at risk of falling through the ice.
The charcoal grill should NOT BE LEFT UNATTENDED. Please do not grill under the porch or against the building. Please only use briquet style charcoal (first batch supplied) in bin in grill.
Games Board games, jigsaw puzzles, and playing cards are on the shelfs in the downstairs playroom. Please let us know if you find puzzle pieces or game pieces missing so we can address it for the next guest.
Linen/Storage Closets and Mechanical room are off limits to guest. We trust you and want you to be able to access these spaces in an emergency, therefore they are not locked. Anything in these locations is not intended for guest use.
Make sure printer is awake. The Printer has wifi direct instructions on top of printer. Extra ink and paper are in the file cabinet. The Wifi Password and Network are on th blackboard or in the hardcopy of the manual at the house.
Prior to burning a fire please carefully read the instructions that can be found in the house in the manual hanging on the blackboard. and on a laminated sheet in the magazine rack next to the fireplace armchairs.
Radiant floor heat: The radiant floor heating system is controlled by the SENSI thermostats. As this system has a slow reaction time it has been set on 68 ° F in the common rooms and bedrooms, and 72° in the bathrooms. If you want the house cooler or warmer in the winter please let us know and we will lower or raise the heat remotely. The panels are locked.
Mini Splits: All bedrooms, the kitchen and the upstairs living room have electric units that cool and heat. Please note that all the units must be set to either heat or cool/dry. The system will not operate if some units are set to heat and others to cool/dry. These units are controlled by the wall panels and remotes that say Fujitsu. During the winter season we have the units set to heat. During the summer the dry cycle works as a low impact A/C and in most cases it is more than sufficient to cool the house. If the house feels too humid set all units to 74° and “DRY” and you will find that the building will be quite comfortable. If a bedroom or living area seems too chilly feel free to use these units to heat.
CEILING FANS
We often leave the fans on low all the time, the reverse setting is helpful if you do not want to feel the breeze. In the rooms with two fans, the fans are both controlled by the same remote.
NOTE: Please turn off ceiling fans in the living room when a fire is lit.
Please use the supplied detergents. Please do not use fragrances, dryer sheets, nor fabric softener. The washing machine does better if it is loaded with ”like” items. There is a vacuum cleaner and ironing board for your use.
Please keep dogs off furniture and beds.
Pick up after dogs outdoors.
Dogs must be indoors when the postman comes.
Dogs must be leashed when outside.
Dogs must not be left unattended in the house (unless the dog has been crate trained and you have your own crate.)
Please do not wash your dogs indoors and DO wipe their paws to remove mud when returning indoors.
Please take out the trash before you leave. There are two trash cans: one for garbage and one for no-sort recyclables. They are located on the roadside of the Barn . Garbage pick-up is Thursday morning. Eric will move the cans to the street. To open the bear-proof trash bin insert finger in latch access on lid and pull latch while lifting lid. You will find no-sort recycling guideline in the hard copy of the house manual.
Call ERIC: (518) 637-6425, The well pump will not work until power returns, so you will only be able to flush each toilet once. Do not use the toilets downstairs as the sewer pump will not run without power. There are battery powered lanterns in the file cabinet, on the blackboard, and on the stainless steel shelf in the mud room.

Close windows and fireplace damper and air intake.
TURN OFF LIGHTS AND LOCK DOORS
The barn is not part of the short term rental property. They are year round residents, please be respectful of their privacy and keep in mind that sound travels in the woods. Do not park any vehicles around the building.
